Do you support Additional Living Expense (ALE) / loss of use?+
Yes. Our Scarborough and Pickering homes are framed for 28–30+ night mid-term stays with clear monthly package pricing, suitable for temporary housing while a primary residence is being repaired.
Can you invoice the insurer or bill directly?+
Yes. Contact us with the claim number, adjuster details, and preferred billing party. We can issue invoices and discuss direct-bill arrangements. Card payment via Stripe is also available for faster placement.
What is the difference between short-term and mid-term pricing?+
Scarborough and Pickering use fixed nightly / monthly package rates, with mid-term stays prorated by night. All Pickering configurations require 28+ nights.
Are pets allowed?+
The portfolio is pet-friendly. Scarborough Main + Upper allows dogs but not cats. Other units welcome pets with prior disclosure of breed and size.
How do I share a listing with another adjuster or the insured?+
Send the property page URL from this site, or email us and we will share availability, a quote, and booking instructions. Use the Contact page, or the "Tell us a bit about your stay" field when booking.

What is ALE?+
Additional Living Expense (ALE), also called loss of use, is the extra cost of temporary housing when a covered loss makes someone’s home unlivable. The home insurer pays within the policy’s terms and limits; ALE is not the family’s normal housing cost.
Who pays for temporary housing?+
The displaced guest’s home insurer pays, subject to policy terms, limits, and adjuster approval. The insurer or an ALE coordinator may pay the host directly, or the insured may pay and seek reimbursement. The host provides housing; the host is not the insurer.
How long do ALE stays usually last?+
It depends on the policy and the repair timeline. Coverage generally ends when the home is livable, the approved dollar limit is used, or a time limit is reached. Dollar limits are often tied to a percentage of the dwelling coverage and vary by policy. A reasonable repair period is common; 12–24 months is a rough high-level range, not a promise.
What does the host provide for an ALE placement?+
A clear invoice with the property, dates, rate, inclusions, taxes, and claim or adjuster reference; a lease or booking confirmation; the host’s legal or business name and address; CRA Business Number and GST/HST number if registered; and EFT details such as a void cheque. Canada does not use a U.S. W-9 for this.
How are direct bookings protected for damage?+
Direct stays on this site are not covered by Airbnb’s guest-damage program. We use a security hold or deposit where permitted, plus the host’s own Canadian short-term / mid-term insurance. Confirm coverage with a broker — this is not insurance advice.
